We do charge premium prices for the majority of the year, so I kind of feel like linen fees, hot tub fees, etc.. are just over the top form a guest's perspective when they are already paying a premium for my cabins.

Being that upfront cost would be way too much for me to try and take on my own and also since I don’t have experience it’d be difficult to get a loan of that magnitude to subdivide and install utilities drainage storm water etc.

Our lease requires 60 and it also has an ELT clause, but again she says that she will complete the term.This is a new issue for us and do realize its a business decision.Any suggestions on navigating these waters, or do I have to get fitted for a Simon Legree hat and cloak.

Thank you Hi Andrew,Something like this where you utilize contractors to do the work might be close to a decent overview, sans info about running it as a business.https://www.amazon.com/Complete-Guide-Contracting-Step-Step/dp/1440346011Business Decision:Parcel A can hold 157 SFH's max with proper road layout and city approvals of that amount for water, sewer and electric.Buyers clamoring for lower density at a better builder profit than higher density, so 100 sfh makes more money on Parcel A this year.Builder believes sustainable will bring higher profit on Parcel A than lower density (typical for the area) SFH's at that price point.

Also look at the monthly bills for electric and heating....and if there is a pool(s) the water evaporation replacement costs.Does it have 100 year old chimneys that are unusable and crumbling, needing expensive scaffolding re-pointing or removal.I'm just pointing out there are LARGE dollar outlays beyond normal for these big Trophy Homes that it would be smart to budget for monthly.Do you intend to ride a lawnmower and cut the grass yourself or pay for it--etc...
