Run comps I’m sure there are plenty of places that size if you are in a good sized vacation rental market.

This is the multifamily and apartment subgroup, so we don't know if he's talking about 10 unit deals or 200 unit deals.I think a lot of us are presuming he's talking about larger deals, where a track record and relationships are absolutely essential. 

Bedroom sizes are "Chicago style" (aka small) which is the toughest sell of the apartment.It's gotten tons of attention so I am sure it will be leased up without a vacancy.

All these programs have "guidelines" and, often, cash out refis from LLCs don't "fit".Larger banks often are too bureaucratic - so  you want to find a small bank that is willing to "back you" 

He was also vouched for through another larger operator in the area via my realtor.

Luckily, we have a couple of very close contacts, who have done much larger developments, will be advising/coaching along the way.- Yeah, we are trying to avoid headaches rather than create them. - Good question about the dual meter: it is, however, I am going to confirm today if the adjacent property is a duplex (which I am pretty sure it is) and if that is a separate meter for the second unit. 

My tenants work on stuff like this, but the heat exchanger is about the size of 20-40 school busses. 

If it were my property, I would do what I could to have 2 good sized units with 2 bedrooms each.
