I know this isn't a ton, but I've busted my *** for this money this past year, so it is still scary for me. haha.It is a 4-plex, all 1 bed, 1 bath units. 3 units will rent for 450, and one will rent for 425.

He'll probably need some local banks or credit unions on this one or be able to BRRRR it using his own cash or private money.

This does not require much of any marketing money to start and to get deals closed.First pick a neighborhood that you are either in or close to.

Hard money doesn't have to be local, though it helps.

This would make you a lot more money then a simply fix and flip.

Why would you pay that loan off completely and start over when you can leverage leftover money you save each month and purchase more real estate?

Foundations are not something we ever want to try and cut corners or "go cheap" on as it will bite you seriously hard in the future......There are times when I have wanted to save money and wished I would have just paid what it would take to execute the job right up front,,,, causes much less heart and headache in the future.... 

It's my own money plus some friends and family. 

This way I'm not costing every applicant money just for applying.
