I assumed once I signed the contract, I owned the property, just land at that point, and have a contract to build the quad.As for if they run out of cash at 80%, I could close the gap if absolutely needed but obviously that isn't the goal.The builder owns the entire development, minus the handful that have/being built, so they have a vested interest in this working, they want to do it a couple of hundred times at least.

I believe that within three years, rates will be much lower, and you can refinance.Another consideration is that once you get a property under contract, you should immediately shop around for better rates.

that doesn't mean RE isn't a good investment... but it is the case.what i would NOT recommend is buying a random, "cheap' property in a market thousands of miles away that you don't know well and haven't seen in person, and turning it over to a team you don't know.

I'd love to utilize their expertise when assessing a property since they are local but I'm not sure what the general expectation is when I don't have a tangible property and I have not entered into contract to work with them yet.Some questions I have are: local regulations/permitting timeline, property's potential from their perspective, landscaping/amenities cost estimate (they also help facilitate this).

And then they cant understand why all the things that happen in those asset class's are happening to them they only fall back on their personal life experinces not the reality of life of a life long tenant.
