My question is basically, what would be a fair monetary breakdown if I will be providing the funding (permits, city fees, plans, public works, and the actual construction)....my ballpark estimate is that all this will cost 2.2-2.4 million if I build nice quality townhouse style 3 bed 3.5 bath townhouse style units.Should I offer him 70/30?

I was looking for a property that was in a safe neighborhood, with marketability to seasonal visitors, large outdoor space, the ability to always attract a certain target demographic of a particular type of medical student, mainly cosmetic repairs, near public transportation, high walkability and in an appreciating neighborhood.

If it does not require a notary public seal, just sign it, and make sure to add after your name trustee or partner (if applicable) if in trust or llc.

Even though we as brokers know that we're all independent, the public will consider you as "working for" your brokerage, so if the brokerage has crappy reviews it might be best to not associate with them even if you are saving $x/mo.
