You could ask for 1st and last months rent and a separate deposit to be on the safe side.

All separate metered and tenant pays all utilities. 

Plus if you use Venmo occasionally for personal payments it’s tough to keep financIals separate.

I realize we could try to separate things out more, track hours etc, but things are going pretty well right now so we don't want to add a bunch of overhead and kill productivity.
