My Dad retried from Wall street and with my mother left long Island about 10 years ago.

He recently moved from LA LA to Amelia Island to deepen his real estate goals.

Did a couple of flips in my staten island , NY in 2000-2003.In 2003-2004 I invested in condos in Miami, which was great.

We all know that kitchens (and baths) sell homes, and woman are the primary decision makers in home buying, and most woman want painted wood cabinets,  (primarily-- an accent of wood, say on an island, is still on-trend.)  

What is helping increase the interest in STR is Hutchinson Island, which is a 22 mile barrier island the runs from Stuart, Fl to Ft.

So, if you're on Long Island with a lot of zips in a county you have to pay for the few you really need.If you do lead-gen on the phone, you'll need to buy the data from RedX or Vulcan 7 or Coles.

I'm on an island and there are single walled, tin roof homes that are 40+ years old selling for $350K+ some are going for $500K. 

It’s a large kitchen, plus an island, plus a bar, laundry room & 1 bathroom... so it’s a lot of cabinets!
