I should probably clarify a few things; first off, the capital we would raise would be strictly for the down payment for a commercial loan.  

After that i will have to pay off one or two to be able to get more conventional loans.

Hey everyone,        I am beginning to look into accumulating off-market deals in my marketplace, however after several sessions of "driving for dollars" I cannot help but think there is a better method to this niche process under the overall spectrum of RE investing.

I'm likely going to move back in with my parents (who are closer to a new job I'm taking/so I can write off 100% of the home as a rental). 

The driveway is 1.5 miles long which could direct traffic off of the main county road.
