You search for comps that are within 1 mile, and similar size, style and good/excellent condition. 

Now throw in the things like clothing stores, car sales, sporting goods, restaurants, grocery stores, hardware stores, etc and you have a vicious cycle of decline and contraction on a micro economic level. 

I also dabble in cooking, especially Texas style smoked barbecue.

In response to the original post, the requirement is driven by the life style of the client you serve.  

This area is loaded with lakes so you see a lot of these small cottage style houses as well as very large newer builds.  

Like most a HELOC on our home which is basically just borrowing your own cash.There are lots of ways to start but I prefer to advise to change your life style and save the cash for a DP.Second option would be to partner with someone that has the cash and needs a strong back to assist.
