Owner has property for rent and is willing to sell property on lease option  which is great but the owner want a application filled out with $50 fee. right the deal is stalled because I am not giving him a $50 application fee My question is has any body run into this before how do you over come this objection?

Yesterday I texted her and told her that she needs to find another place and have an accepted application by the end of July.

In terms of managing finances, I use my property management platform to document everything.

Perhaps I was thinking they are more similar than they are - I will make sure to dig into that before I cross the bridge. 

She left before final walkout and of course did not leave a forwarding address but I do have her name , SSN and date of birth from her rental application.

Our strategy of taking underperforming multifamily properties and converting to top performing STR units with automation and streamlining would work well in the right hotel setting in my mind, especially with it being an invisible-service structure, and not needing office space or on-sight staff, and everything through an A la carte platform.

Most sensible people will take the cost averaging, while the ones always living on the edge will opt for the higher in-season surcharge; that might help you make a decision between two tenants if you include it as a question on the application. 

Has anyone had any experience utilizing there primary residence as cross collateral for an investment property?
