You will want to target a Fannie Mae loan specifically, as Fannie changed their rules back in 6/1/2016 to now allow the borrowers of the loan to transfer title in to an LLC so long as the borrowers are the majority members of the LLC.

We decided to have just her name on the loan but put both of ours on the title, this allowed me to go off and potentially get another house without waiting the year (technically 10 months with 60 day move in period) for owner occupied loans.

The question is was this issue addressed at closing with a seller escrow (if so, submit the bill to the title company) or do you need to pursue them directly for payment?

Disclaimer: I'm not necessarily encouraging these routes, just saying they are options presented by the contract...Waiving the appraisal, waiving or shortening the inspection/"option" period, waiving financing contingencies, offering a seller's leaseback, buyer paying for title, offering a stronger earnest money, asking for fewer or even no repairs, and many more.Again, each state is particular, and some markets have trending "offer structures", so make sure to connect with an agent/lender in your local market to get a better read on the state of things and what you are capable of.
