There looks to be space to make things work but just keep working it! 

Is there adequate storage space?  

It was only 600 sq feet of living space. 

I have this language in my lease in case I later find out some one has been staying there:Tenant will not give accommodations to borders or lodgers without landlords written consent.i.Tenant agrees that giving accommodations is defined as providing living or sleeping space to a person(s) for 3 or more consecutive days. ii.Tenant may petition landlord for special guest privileges when family is visiting. iii.Tenant agrees that if Tenant gives accommodations to anyone not listed on this lease tenant will be evicted and Tenant’s security deposit will be forfeited in full. 

All those parts of the foundation that you laid in place will pay dividends even more so now because you won't be occupying the same space, but they will have been trained to be good tenants.Good luck!

I don't know if you have heard of Grant Cardone but he has a youtube channel that teaches about apartments and how he evaluates deals and he is a big player in the Apartment space.  

Yup, that new…ANYWAY, I’m looking for advice on an idea I have about renovating a space for a future tenant.We have a commercial space with 4 offices sharing a shared waiting room.One of which my business partner (and wife) operates her therapy practice out of.We were approached by an established massage therapy practice who is interested in renting all three offices.My wife doesn’t feel like she wants to be the only metal health therapist in HER building.

I know it sounds stupid but measure things, ie how wide does the space for a toilet need to be? 

I'm in the non-bank lender/financing space, so my knowledge as to conventional financing is limited here. 

Example: If you spend $1000 in rent right now, house hack and have a $1500 mortgage, $1000 of which is covered by renting space #2 you are ahead of the game.
