All of the agents on this forum will tell you- it's hard work and connecting with people that gets you leads.

@Brandon DesprasDrop RVMs and Texts and have them fielded by a VA, they input into Podio and you field warm/hot leads.

I’m willing to drive to any of these places if it’s a deal but I will take into consideration about maybe looking into the best market if it leads to virtual wholesaling.

But if they start to mandate like they have done in other markets regarding lead based paints asbestos and other things.. it will be a burden on landlords and if rents dont go up to pay for it values would have to come down.. to keep the risk reward working.

However, I hope that my story might inspire someone who may not have the skills to flip houses or to search endlessly for leads.   

(Depends on the state and how and when the will was written.)I've heard suggestions that you should ask probate attorneys for leads, but in my experience they won't tell you anything besides referring you to a realtor (and most don't even do that). 

.- Buy hard to find leads from private list brokers for:  30-60-90-120 days late on payments (financially stressed).. 

We never disclose the leads of who mentioned the activity.

Have you tried buying warm leads/doing some marketing/ partnering with someone that has experience with REI marketing?
