If I drive around and look at other rent comps in the immediate area, the other rents are either AT or LOWER than the rents on this property, and this property isn’t nearly as nice as the surrounding apartment complexes (due to nice gyms, pools, etc).

One apartment is rented by one tenant, who's been in the apartment for years and is a good tenant, the other apartment is currently rented to a family.

Rehab costs are $15k which includes a new roof, new kitchen cabinets/countertops (one main kitchen, and one of the attic “apartments” kitchenette) and some touch up paint at the exterior.

I would love to househack a small apartment complex, but when I analyse properties it is hard to know what financing would look like. 

It's 1800 Square feet, very nice 10 yr. old 4 beds 2.5 baths, 1942.00 sqft property for only  177K... it's a gorgeous home with luxury finishes!!! 

I’m adding an attic apartment to my duplex and wanted to know what is the general value add in dollar amount that these type of units add to the overall home value?
