East side is mainly single family, but buying in will be more like 600k range now a days. 

I have a home under contract, I'm looking at all of the upgrades required, roof, HVAC, and fixing wood rot are among those, otherwise the main things are cosmetic.

although I have seen this as an option somehow on a main waterline replacement here in vegas. 

Single family, 576 sq. ft, 2 bed, no info on baths, houses to left and right look fairly well kept, near a high school and main street in city, looks like no one is living there (-tall grass, no cars in driveway).

I want to pursue building a fairly basic mountain/cabin style house on a full basement with (hypothetically) 2 beds 2 baths on the main level and 2 beds 1.5 baths on the basement level.
