That being said, I have never dealt with Boston, but I would assume that they would be strict, unless you were providing some kind of concession (perhaps an affordable housing component) in exchange for a variance.

Let's say you purchased 3 Single Family homes (ie.3 doors) If you did it right and Refinanced with 30% equity in each property and got your initial money back, then you could 1031 exchange all 3 into a 8 unit building (ie.8 doors).You are now into commercial loans which is a different animal than residential loans.Talk with homeowners about Seller Financing.

Hi,In the last year I have started to learn and invest in notes.I have been investing a lot of time in listing to podcasts (mainly Scott Carson and some other knowledgeable guys) and reviewing and analyzing huge amount of tapes and opportunities (and picked and acquired few out of them).I have already acquired few notes of my own (I mainly looking for non performing 1st lien notes).I am connected with few sources which are sending me tapes regularly (brokers, hedge funds representatives, websites exchanges platforms and such).I am looking to expand my sources and to connect with more good, reliable and ones which has access to 1st hand quality notes sources.Appreciate your thoughts/guidelines on how can I find such.Thanks,Eran

@Nash Paul one piece of advice, you can accelerate your learning curve and minimize huge mistakes by working with/for someone who is doing what you want to do, so be on the lookout for someone you can add value to in exchange for being close to the action.
