Overgrown landscape/piles of newspapers or notices and tags at doorstep/damaged roof windows etc a place that looks vacant or not taken care of basically and send them a letter saying you want to buy their house.

The main roof is ok, but there is a smaller front and rear roofs that need to be replaced, as well as some other cosmetic things.This is how it looks with the way it is currently rented.This is how it looks when we adjust the rents to reflect what they should be.Let me know what you guys think...

You'll need to see how old the following items/systems are ... roof, AC (condensor, evaporator coil, and furnace), electrical box, and plumbing (esp. the sewer line).

Property needs about $15k - $20k in repairs (water heater, center flooring, appliances, w/d, demo attached wood to roof- wont damage roof, door knobs, and very minor knick knacks).

This house has an overhead wire crossing my neighbor's back yard, attached to my garage roof, wire touches the rolled roofing(what's left of it),  then attaches to my house,  runs down the siding and into a plastic box.It's my understanding that they have an easment,  but where does that easment end?

So when real repairs come up furnace,roofs,ac units, we have enough money to cover those things, instead of blowing it on a bunch of cosmetic things that the tenant "required"

@Alexander GeorgeThe reason you can't go rack up rentals by moving into them using FHA loans is there is a rule that in most situations you can only have one FHA loan at a time.
