I had already reached my max offer, then adjusted my max offer with a little wiggle room I still had in the repairs column....when we reached the point within a few thousand dollars of each other it was tempting to just sign....but instead I let them know that my last offer was my highest and best, then I walked away.

Gave them the new lease and got a slightly nasty reply letter stating that they have never had to re-sign a new lease on any property they have rented and that they do not wish to sign a new one and will think about it for a couple of days and let us know if they are going to sign it at all.

In some ways they can be a lot worse.So, maybe the issues you are concerned about are the nature of the beast and you really need to sign up for the full effort or just avoid the ventures all together.No one can decide for you.

If they bring me contracts ready for me to sign, they get a higher percentage than if they give me a list of properties and simply pass LOIs and offers back and forth.As far as control is concerned, the birddog is responsible for bringing me the property, and that is it.
