Also, if I have to evict - and in most cases my tenants are not collectable - I get the month rent, plus court fees, plus some extra for the holes in the wall.To your question 3:Short answer: yes.You have to get the judgement.

Another strategy is to have enough cash to make the acquisition of the property and then use credit cards or personal lines of credit to fund the rehab.First lets concetrate on your short term needs...You need to finsih that house and get that HELOC sqaured away so you don't siphon funds away from it for personal use.

In some situations, it's highly beneficial to work with the listing agent, eg. short sale, especially on rental worthy investments which are really hot in SoCal right now.
