Lately, I’ve noticed more investors diversifying from rentals into real estate notes.For those who’ve made the switch or added notes to your strategy — how has your experience been so far?

We are learning (I am studying for my real estate license) and researching a diversified arena feom short term rentals, wholesaling and flipping.

Sell some of your investment real estate and buy "kiddie Condos". 

And maybe if you’re charitable-minded, there are a few other things we could consider there as well.Just some general thoughts — but it really depends on the full scope of your income and investment goals.

I wish I was in an investing forum earlier in life.

For most of my 40+ years investing in real estate I’ve stuck to direct investment in real property and direct investment in notes, with some limited partnership interests thrown in.  

You just have to be careful when investing in syndications.

I invested in ODC Sunbelt Diversified Porfilio and 2.5 years in NOI.

Whether you "consolidate" into a larger MF, or "diversify" into multiple townhouses, you can combine that 1031 with the other sales and cash to get where you want to go.
