Hi Lindsay, I run 15 sober living homes myself.

A live in flip requires moving (which I am not interested in doing), but has an advantage of a slow burn to get the property to what you want.

Does anyone have a background or contact for owning and living on a boat at a San Diego Harbor slip? 

House hacking or a live in flip is what I want to do.
