I don't think there's a chance that bigger builders are going to lower their prices and "create lower comps" to compete against.

WE lowered rent once for one tenant, it was during the winter and sat vacant, but I think that was in the 1990s, so have not lower rent for anybody since.

I know this wasn't your question, but I always get nervous when an investor says they want to invest to lower their taxes. 

Until this is addressed, hand wringing and clutching pearls while waiting for the Fed to lower rates is an exercise in futility.

We had a triplex we were planning to STR and we ended up pivoting to LTR before furnishing because the market softened before we even got a chance. 

The original oil and gas investment proforma projected the following: a $75,000 W-2 tax deduction, a 3x return on investment (approximately 350% over 3–5 years), and an 8–12% annualized return (ARR) paid monthly.While the tax deduction did come through as expected, the actual monthly returns have been significantly lower.
