No One can say if its too much money for a turn over or not .

A better question to ask your accountant would have been - How can I open a solo401K.It is possible that if you were not eligible to open up a solo401K, to atleast offer the option to open a SDIRA which could have potentially offered you the same benefits. 

Or would you say it’s better to stay away from property’s need a big sum for rehab.
