As for JHH over the past 3 decades people have speculated that area would improve and I don’t fully understand why it never really took off other than the extent of crime and lack of physical barriers around it so as for the turn around I will believe it after it happens and would put my money in Federal Hill, Locust Point, Fells Point or Canton. 

The main issue here though is the language barrier.

Begin with those - visit them physically or visually quickly and determine if any are genuine prospects or cross them off - quickly.

From my experience in project management and real estate, sometimes it helps to pivot into niches with lower barriers to entry.

incredible idea, keep us updated, in general leasing a space is going to be the "lowest barrier" to entry, but with a space that large its going to be costly, but so is building a space and maintaining it. 

Traditional methods and that much cash might be a barrier.

Buyers face steep affordability barriers.

The barrier to entry in the real Estate Guru business is very low.

Someone physically knocks on doors until people answer - more reliable than phone alarms.
