It's presumably more house, but if you reduce the interest rate, EVERYBODY'S rate goes down and therefor everybody wants the same benefit and it drives up housing prices by competition.They need a minimum of 3.5% down and then that increases their monthly payment because Private Mortgage Insurance gets added in. 3.5% of a $500,000 list on a house means they have to come in with $17,500 plus thousands of dollars in closing costs to to buy the house.

On an investment property math is suggesting you take the money you would use to pay off the principal (presumably 75%) and buy 3 more (with 25% down).I always remind people that in 1960 you could have bought a brand new house from a builder (with automatic air conditioning!!!)

Its easy for a borrower to walk away from a difficult project if they don't have any cash tied up - this creates challenges for lenders who aren't always set up to take over the investment.I've seen plenty of 100% financing offers in FB groups but presume many of them are illegitimate.

A bubble is about prices and prices are determined by willing buyers and sellers What you're saying is that you won't be a buyer because the rental yields are too low and, presumably no other (rational) investors will either so, at some point, the sellers will have no choice but adjust their prices downward significantly until the yield is satisfactory, which will pop the bubble.
