I'm not running a charity here and the mortgage on the rental needs to be paid by my wife and I monthly, which we won't be able to sustain for multiple months without their rental payments.

I think you will be challenged to obtain sustained cash flow of $82/month.I believe finding cash flow positive properties is challenging.

We haven’t had many sustained since 2009.

If tenant demand stays steady at different times of year, days on market stay tight, and rent-to-income ratios don’t stretch beyond what’s sustainable for the local workforce, that’s usually the signal that the neighborhood has real depth and not just good-looking spreadsheets.A few miles can change the entire tenant pool, so I treat stability of demand as the first filter and everything else as supporting data.

I'm torn between all options as I would love to avoid taking on the debt, but I also want to be realistic in what needs to be done and being able to get it done in a timely manner.
