The tax advantages of buying/holding gas stations are pretty great.Many of the components of gas stations including pumps, tanks, external parking areas, and other equipment are classified as either 5 or 15 year property so you can bonus depreciate a lot of it (minus the land value) and get significant deductions in year 1.With the current bonus depreciation rate at 100%, a $1 million gas station acquisition could still lead to $200K+ in year 1 deductions depending on the specifics of your deal.

Just got the unit back right before finalizing the eviction to discover that they had been scamming multiple TV/internet providers for the free 3 month sign on period and then switching to the next as there are about 6 different companies boxes that I have to sort through and return as occasionally they stick the bills for equipment with the landlord in our area.

You’d be saving a ton on labor and equipment costs that eat up most of the budget for guys who have to contract everything out.Buying raw land and improving it, clearing, adding a driveway, bringing in utilities, maybe even putting in septic, yeah, that's definitely a viable route.

Relocating a unit a bit away from the stove (but in compliance with fire code) may help.Regardless, I think it is very unlikely that your issues are caused by equipment malfunction as you have used two different companies.
