IDK what a "validated seller" means but I'll read between the lines and assume its some 85+ year old dude that built 1 or both of the buildings, likely didn't pull permits, and likely has code issues to resell as a true residential property never mind to your comment the changing in area and zoning.If you were going to take it on you'd want to understand the current zoning, current residential terms (is there a lease in the homes?)
