Looking for recommendations on cost seg firms and any tips from those who have been through the process.

@Daniel Daneaunot sure i know how to answer this question since i don't know anything about you or an investor friendly brokerage firm. it's a very difficult time to flip in general - there is an inventory shortage, rates are high, etc.flipping is a tough way to get started.

If you need to replace 2 ACs for $10,000 and they usually last 10 years (they dont make em like they used to), you've got to amortize another $1,000/yr for those in a capex budget....and that's just ACs...think furnaces that can last 15, roof that's got 25-30, 2 water heaters.

For example an LP entering into a commitment to provide $10M in equity, deployed through capital calls as deals meet established return criteria (duration, IRR, EM, etc.).

Also, is the lender a true private individual or a more well known firm?

Sellers stay firm through due diligence thinking buyers will fold but more and more I’m seeing buyers walk when things feel off.
