Carmel, of course is hot, but Hamilton county is also seeing a lot of new construction.

Consulting with multiple HVAC professionals, a forced hot air system would be most quality, especially for the potential to add AC.

I did have a hot tub added as an amenity years ago.

I do agree with the hot-tub photo though, I think you could do better than that.

You could also add an ERV (but that gets pricey) to bring in outside air to that unit as well.
