I can add a statement clarifying that the payments are guaranteed regardless of occupancy, but I’m unsure how to handle the receipt for the deposit and first month’s rent in this nontraditional arrangement.

-Looking for second house hack in Denver metro; have sufficient capital, credit and net-worth but cannot qualify traditionally b/c of income situation-Left seven-year higher income finance job in 2024 and have been part time 1099 contracting in 2025 so income won't be strong enough to qualify for something meaningful in Denver-However may be taking on new contracts that would be equivalent of 200k per year annualized but they are shorter term arrangements (3-6 months)-I don't want to wait two years for this sort of income to qualify, I'm also considering going back to W2 in 2026 but would like to fully explore what my options are now.
