I am 23 years old and have been researching real estate investing for almost a year. I work full time, go to school full time, and don't have a lot of money to invest yet. I want to know how I can get started because this is my passion! My dad always says, "Do what you love and you'll never have to work a day in your life."

I plan to retire in 10 years or sooner and have decided to invest in Real Estate to make that happen, plus live well.
I live in the Nashville, TN area, and I am interested in surrounding areas for investment, ie Clarksville, Murfreesboro, Cookeville, etc.
