I am relatively new to the real estate world and I am very interested in finding and closing a deal this year (2023). I would like to find a 2-4 unit multi-family and house hack OR a purely investment property producing cash flow (likely not in SoCal).

I'm new (as in I have yet to buy an investment but, I'm ready for the plunge) to real estate investing - but, eager, excited, and ready to learn any and everything I can...and to jump right in! :)
