I run SunnyNest Homes, a small home-buying company based in San Diego. I only work with owners who reach out to me first. I'm starting in California, with Arizona and Texas next. Most sellers who contact me should list with a Realtor, and I tell them so. When a short deadline, a tenant, big repairs or distance makes a normal sale hard, I lay out every option side by side in dollars, cash and terms both, and the seller picks.
