8 Things I’m Grateful for as a Real Estate Investor This Year

Sterling White

Sterling White is a multifamily investor, specializing in value-add apartments in Indianapolis and other Midwestern markets. With just under a decade of experience in the real estate industry, Sterling was involved with the management of over $10MM in capital, which is deployed across a $18.9MM real estate portfolio made up of multifamily apartments. Through the company he founded, Sonder Investment Group, he owns just under 400 units.

Sterling is a seasoned real estate investor, philanthropist, speaker, host, mentor, and former world record attemptee, who was born and raised in Indianapolis. He is the author of the renowned book From Zero to 400 Units and the host of a phenomenal podcast, which hit the No. 1 spot on The Real Estate Experience Podcast‘s list of best shows in the investing category.

Living and breathing real estate since 2009, Sterling currently owns multiple businesses related to real estate, including Sterling White Enterprises, Sonder Investment Group, and other investment partnerships. Throughout the span of a decade, he has contributed to helping others become successful in the real estate industry. In addition, he has been directly involved with both buying and selling over 100 single family homes.

Sterling’s primary specialities include sales, marketing, crowdfunding, buy and hold investing, investment properties, and many more.

He was featured on the BiggerPockets Podcast episode #308 and has been contributing content to BiggerPockets since 2014, with over 200 posts on topics ranging from single family investing and apartment investing to mindset and scaling a business online. He has been featured on multiple other podcasts, too.

When he isn’t immersed in the real world, Sterling likes reading motivational books, including Maverick Mindset by Doug Hall, As a Man Thinketh by James Allen, and Sell or Be Sold by Grant Cardone.

As a thrill-seeker with an evident fear of heights, he somehow managed to jump off of a 65-foot cliff into deep water without flinching. (Okay, maybe a little bit…) Sterling is also an avid kale-eating traveller, but nothing is more important to him than family. His unusual habit is bird-watching, which he discovered he truly enjoyed during an Ornithology class from his college days.

As we roll into Thanksgiving, Giving Tuesday, and the end of year holidays, it’s a great moment to pause and reflect on all the things we are grateful for.

Practicing gratitude and spending some conscious time reflecting on those things we’re thankful for gives us a much better perspective and mindset. Sometimes as a real estate business owner and investor, it is easy to get caught up in the rush and to take things for granted. So, here are eight things I’m grateful for right now. I’d love to hear your list as well!

8 Things I’m Grateful for as a Real Estate Investor This Year

1. Thanksgiving

This is a great opportunity to take a brief pause from the mayhem of the business and spend some quality time with those you care about. It’s a good time to reflect on just how fortunate we are and how many people have made great sacrifices over multiple generations so that we can enjoy today. Of course, let’s not forget the amazing food, too.

2. My Business Partner

Arnold Schwarzenegger recently wrote the foreword to a new book on successful habits. In it he says, “I am not a self-made man.” Some might find that odd coming from this legend, but he is quick to credit his success to the help of many different people along the way. Yes, it is on each of us to hustle and take action, but most of us have benefited from some help, too. I have many people to thank, including my business partner Jacob Blackett who has made our venture so much better. The universe sure has a funny way of putting the right people in your life when you’re working towards big dreams. 


3. Our Team

Too many organizations simply see everyone below the founders as easily replaceable cogs in the wheel. They take them for granted. We have many team members. Some are remote assistants and experts in different fields. Others are our boots on the ground — acquiring, managing, and vetting properties. Shout out to my colleague Rob LaRovere out there in the trenches. We are only as good as our team.

4. The BiggerPockets Community

The BP community has been awesome. Over the last few years, I’ve learned so much from the forums and different contributors. I still do. Now I’ve even been given the chance to be a regular contributing author myself. I hope to keep giving back and providing valuable insights for a long time. Thank you for reading and engaging with my work. Shout out to Josh and Brandon for putting this platform together!

5. Real Estate

I think we often take real estate for granted. We take our homes for granted. We take for granted the ability to own, invest in, and provide good housing for others. So many people in the world throughout our history haven’t had these opportunities. Many never will. It’s not something we should let slip by or treat so lightly.


6. Good Tenants

We manage a lot of rentals. Our tenants are definitely an extension of our team. If they don’t do their part, then we aren’t performing at full potential. I’m grateful for our loyal tenants who stay, renew, pay their rent on time, and communicate maintenance needs.

7. The Investors

My partner and I are especially thankful for the investors who have believed in us and our company. We appreciate those who have given us a chance to prove that we can deliver on what we say — and who have turned around and referred others to us as well.
