I look for agents online with good reviews, at least ten years of experience, and lots of activity in the last year so that I know they are current.

I tried working with someone that was very active and knowledgeable, but they were only on their second year in the business. I won't make that mistake again.

I quickly realized that agents do not care about you, other than their commissions. That is a shame because they can make money in a temporary deal but in the long term... I Know real estate agents that I would not call at all or again. When I was looking at my first property long time ago one of them even just stopped taking my calls and disappeared I did not qualify for too much so I guess real estate agents were not interested in me. A family member ended up helping me out. For my second property I went through Zillow and started calling all these agents with a lot of reviews and no less than 4 stars. Since my second property was supposed to be an investment property, I told them what I wanted, and will try to feel them while talking to them. I wanted 1% back from their commissions,  and wanted somebody that would feel comfortable negotiating prices for me, to show them I am serious I got my prequalification letter and told them for how much I was approved for and that I was ready to buy. I made a lot of calls and got different answers, I felt comfortable with  of them and He accepted the challenge as well.  This guy was not just able to get me the house but down the road, but He also recommended inspections and provided a list of people that could do the job as well, at the end He got me wanna say somewhere around 40k back to cover repairs. I purchased that house around 275k in 2017. So I would say, have a clear idea of what you want to achieve with your purchase, find a data base of agents (Zillow worked for me back then). Call them and explain exactly what you want and then follow your guts to pick one of them. This worked for me in the past. Good luck!

A referral from my local REIA group, CTREIA.  I found an agent with many years of experience, who's willing to walk me through the process.   He has been responsive, and provides great insights.

I found my current investment property, contacted the listing agent, and he worked both sides of the deal. But moving forward, I found that I was doing a lot more research and had a lot more knowledge about my market than most people I knew (to include my realtor). So I got my license, and i'm educating others while trying to work my own deals!

Prior to becoming an agent, I used agents in my SOI who used social media well.  Having regular and consistent advice, closings, and updates on Facebook built credibility.
