where can I mobile home parks for sale

I am looking to purchase a mobile home park and cannot find where mobile home communities for sale are listed or marketed. Can anyone help me locate something like the MLS for mobile home communities? Is there a way to approach a distressed park owner and offer to purchase their property? Any information on going about purchasing a mobile home park in my area would be greatly appreciated.

I've connected with several MHP investors and learned some things by subscribing to the forum and following threads posted there. 

The Mobile Home Park Store website has MHP listings, but from what I understand it's a better way to connect with brokers and form relationships vs. finding deals.  I actually connected with a local broker from MHP store and he has given me a ton of information about my local market.  You can also check out the Mobile Home University website for articles and other resources.  And I've recently read books by Laura Cochran and Tony Ferris that have been helpful.  You can find them on Amazon.
