Seller financing: should i use an agent

Hi i am looking to purchase an investment property in the next few months using seller financing somehow so i dont have to go thru the bank as i would be denied right now for a loan. i am wondering if i should use an agent to find properties for me or is this a waste of their time to help me if i want to use seller financing. i just dont want to be wasting anyones time as i know time is valuable in this line of work and i dont want to make anyone mad. if anyone that has used this method of purchasing a property could help me out here i would  greatly appreciate it as this is new territory for me. thanks

As a real estate agent, I wouldn't spend my time trying to find a property for you. Seller financing homes are few and far between and can be difficult to negotiate if you don't know what you're doing. You need to have enough money set aside to pay the agent their fee and pay enough down to satisfy the seller. A $200,000 home would require at least 2% for the agent and then most sellers will want 10% or more. That's $24,000 down.

But you won't know unless you ask.
