Hey there, welcome to BiggerPockets! Diving right into wholesalers, huh? That's bold, but let's pump the brakes a bit. Wholesalers can be a gold mine, or they can leave you shirtless. They're not bound by any fiduciary responsibility to you, so even the most honest wholesaler's numbers should be taken with a grain of salt.

Unless you've got a solid team to vet deals and crunch numbers, I'd recommend a safer route: working with a real estate agent. They're legally obligated to act in your best interest and have access to the MLS, a treasure trove of property listings.
