Hey Jon, welcome to BiggerPockets—and congrats on starting your rental journey!

I’m based in Indy and own several rentals here, so happy to help. For a property under $200K, expect property taxes to run about 1–2% of the value per year, depending on the area. Indiana’s state income tax is a flat 3.15%. A local CPA can help dial in the details for OOS owners.

Good areas to look at:

• Irvington

• Bates-Hendricks

• Bean Creek

• Parts of Martindale-Brightwood

Areas to be cautious in:

• Some parts of the Far Eastside, Haughville, and Near West

Street-by-street research is key here—things change fast.

Multifamily vs. Single-Family:

Multis offer better cash flow and spread out vacancy risk, but they come with more tenant turnover. SFRs usually attract more stable, long-term tenants.

I’d also recommend working with a solid property manager and insurance broker who know the local market well. Happy to share a few contacts if you’d like.

Thanks so much for taking the time to share such a comprehensive and insightful response — this breakdown of property and tenant classes is extremely helpful. I especially appreciate how you tied the importance of aligning property class with tenant expectations and how that impacts everything from cash flow to maintenance and PM relationships. It’s a lens I’ll definitely apply more deliberately moving forward.

I’m leaning toward Class B or C properties given my goals around cash flow and appreciation balance, but your comments about tenant screening, default risks, and vacancy rates are making me think more critically about what level of risk I’m comfortable with.

I’d be very interested in seeing the map and classifications you mentioned for Metro Detroit. That sounds like a fantastic resource. I’ll send you a DM to learn more and potentially discuss some examples.

Ryan hit the nail on the head. I've done remote and local - and the team is everything.  PM and Contractor are the hardest ones (IMO). It's the reason we had to start our own contracting business... :/
