Tenant Welcome Package - what to include

Hello All! I am putting everything together for my first ever rental!

What do folks include in their welcome packet?  

Here is what I have so far:

  • Rules and Regulation addendum
  • Rights and responsibilities of CT landlord
  • Move in/Move out checklist
  • I am going to create a Tenant/ landlord roles

I also read to include a miscellaneous addendum, but I haven't seen an example of one of these. Does anyone have an example?

Anything else I should include?

My honest, unfiltered opinion? You're wasting your time. 

You can cover the lease agreement line-by-line and the majority of your tenants will ignore you or forget the moment they sign. They don't care about your rules. They don't care if you put a lot of effort into building a summary of Landlord-Tenant responsibilities. They don't care that you want them to like you as a Landlord. You'll waste a lot of time and energy trying to get the tenants to appreciate your efforts.

Give them the lease and offer them the opportunity to ask questions when they have them.
