Hi All - looking for a bit of input.

I own a 2 family home, fully renovated in a nice suburb.  My current tenants are moving out and I need to find new tenants. When I got these tenants 2 years ago, I received a lot of interest on the house. Numerous people wanted to walk through and applied.  Now that I am putting putting downstairs back on the market, I am not receiving any interest. I have not moved the price and in 2 weeks have only gotten 1 inquiry. 

Have others been finding this as well? Any advice or tactics for gaining interest, even during Covid?

Any specifix advice for someone using a a spare bedroom as an Air Bnb?  Any  laws specific  to CT?  thank you!

Does the bank require someone buying a three family home to have a certain amount of reserves? If so, how much?  thanks!

Hi All,

I own a two family home where I rent the bottom unit and I live upstairs.  I am looking to get a roommate to live in the extra bedroom I have in my apartment.  This will cover the rest of my mortgage and allow me to save again after the purchase and renovation of the property.

-Does anyone have any advice for finding a roommate in your own apartment? I don't know anyone who is looking to move.  This feels different from advertising a whole unit.  Where should I advertise?

-What kind of tenant might I attract soliciting one room in a fully furnished apartment?

-I am nervous about the trust aspect of having a roommate I do not know. I also travel for work and have 2 cats. I would need to trust that a person would not steal my things or harm my pets.

The ideal situation would be to not have a roommate but financially it would help me out a great deal. Has anyone been in a similar circumstance?  Any Advice?

Hi All,

I am remodeling a kitchen in a 2 family house I just bought. I am upgrading the full unit to be more modern and have an open concept.  The house is in West Hartford CT, a very nice area where a lot of professionals live and enjoy nice shops and restaurants.  I am going to charge the upper end of what the market allows and I would like to get some advice in the kind of appliances I should get. I would like to get nice appliances that will fit in a nice redone rental kitchen but will not break the bank.  Any advice.  Do I need to get top of the line or something that is decent but not that best but still looks nice.  For example, should I get a double door nice fridge with an ice maker for 1200 or should I get the nice bu more average regular fridge with the freezer on top for 630.  Both are black slate and look nice. The actual price does not matter as more, more does the question of how much do i really need to upgrade the appliances if I want to charge at the top of the market?

Hello All! I am putting everything together for my first ever rental!

What do folks include in their welcome packet?  

Here is what I have so far:

  • Rules and Regulation addendum
  • Rights and responsibilities of CT landlord
  • Move in/Move out checklist
  • I am going to create a Tenant/ landlord roles

I also read to include a miscellaneous addendum, but I haven't seen an example of one of these. Does anyone have an example?

Anything else I should include?
