I just signed up for Cozy and I am curious, have you all just used the application included on the website or used your own?  Does the website include a lease or is it best to get one from an attorney?  I have a landlord from my attorney (a generic one) but should I spend money to create a customized one with more detail?  I just finished reading "Managing Rental Properties" and there was a lot mentioned that should be included in the lease such as guest policy, subletting, pet, smoking, late fees, landlord access, attorney/collection fees, rules/regulations, lawn care in more. 

How have other people handled their paperwork (application, lease,  and more) when using an online service?

Thank you both for the reply! I ended up going with a normal FHA loan - the difference in rate only equated to about $40 a month. This made it worth it to move back to FHA and not jump through all the CHFA hoops. My lender didnt know much about CHFA, he's registered in CT but located out of MA. Lesson learned for me. I even called CHFA to ask about the specific dollar amounts around the recapture and they couldn't tell me anything! The woman I spoke with said this is an IRS tax and I should call them. The IRS is impossible to get a hold of so I did my own research and found I was on the edge of the salary limit. I also plan to sell my house within 9 years to help with future investments and I got my house for a great deal so I expect to make a lot on it. These risks led me to do a tradition FHA rather than a CHFA loan.

Hello Everyone! Looking for some help understanding all the tax implications of a CHFA loan.  There is an IRS tax recapture if 3 things happen:

1. I sell within 9 years

2. Make over a certain salary at time of sale

3. Profit a certain amount when I sell.

I am currently going through the process of obtaining a CHFA loan and I am worried about the above 3 rules.  Anyone have any info on the limits/how to calculate?  I called CHFA and they could not give me any specifics.  I also found some info online but am have trouble doing calculations on my own.   Any help is much appreciated!

Casey Mericle I actually did that! Knocked on the door and talked to the owner. He said “anything you can do to help me get a hold of the agent”. The seller even called me today saying he wants to work out a deal with me, just can’t get a hold of his own agent- his contract is up in March. Seller said he wants to work with me even if he gets another offer- but I’m not Naive, i know money talks and nothing is for real unless it’s on paper.

Thanks James! The house is overpriced, 20 k over nearby similar comps and needs some updating so you are probably right since my offer is low compared to the listing price. However I brought my next offer up to what the seller was willing to go down to which is close to nearby comps. When I looked through the house the owner was there and telling me how terrible the agent was and how he only answered the phone when he wanted too. He even said “anything you could do to help would be appreciated. I just want to move out of the house”. So the seller is motivated and I am nervous the agent is going to ruin this deal.

Hi everyone, I put an offer on a house that is listed on the MLS and the sellers agent is VERY unresponsive. He was unresponsive when my agent and I were looking at the property but now that my agent has submitted an offer he is difficult to get a hold of. I submitted an offer and he contacted us within 24 hours with the sellers counter offer. My agent then submit my second offer and the sellers agent said he would get back to us again within 24 hours. It’s been 4 days and he hasn’t answered any calls or texts and his VM is full. Anything I can do to get a hold of this agent? Anyone have experience with this? Thanks you! Nicole
