Hi everyone, I am in CT and looking for a two or three family in West Hartford Hartford area and having a hard time finding anything. There are tons of 3 families in West Hartford but none are for sale. Any advice on trying to get into the market with owners not selling? I was thinking of looking up public records for 3 family houses and reaching out to owners to see if anyone is Interested in selling for the right price. Anyone ever done this? Any advice? Also, is there an efficient way to find the house listings? I am looking at public records and I can only look street by street and click each address individually, is there a way to search and filter? What is the best strategy when no one is selling ? Hello Everyone! I am new to Bigger Pockets and very excited to learn and network.  I am 26 and until now I have followed the "normal" path of: go to school, get a job and save money. I feel as if I have had an awakening this year and I want more. I want freedom and I want more control over my income. I spent this year reading financial and self help books. I heard about Bigger Pockets a month ago and have been non stop listening to the podcast and watching webinars. It is now time to take ACTION! I am new to this and excited to learn, network and share knowledge. My goal is to buy a duplex/triplex this year and house hack with the ultimate goal of doubling my rental properties each year. I welcome any advice and tips!

I would like to play off Jack’s original post. I am a 26 year old who still has about 20k in student debt, I have paid off almost 35k in my 5 years since graduating. I make 70k (before taxes -about 45k after taxes and other benefits). My goal is to buy a multi family home this year, live in it and rent out the other 1 or 2 units. I have saved about 10k and can get a loan for 3.5 down. Does anyone have any advice on how I can get started with a large amount of debt, not much cash and good credit (low 700s)? I am nervous that I will spend my cash on the home purchase and not have enough to cover myself if anything happens. Ideally I would like the other renters to cover the mortgage so I can live for a minimal amount and continue to save or even make money on the property
