There are a variety of ways to get a lease.

1. BiggerPockets has attorney-approved leases available on their site. They are free for PRO members (cheaper than an attorney) and come with some other forms, as well. I think you can also buy them individually.

2. Google search. You'll find hundreds of examples online. If you are good at word-smithing, you can build a lease that suits your style and market. But then you need to take it to a local attorney and have it reviewed/approved.

3. Find an attorney skilled in Landlord/Tenant law and buy one from him/her. If you have an investor group in your area, join them and they can point you in the right direction.
