House Hack/Short Term Rental Combination Property

Hey everyone! So I am currently under contract on a property in Arvada, CO (just outside of Denver, CO) that I am going to house hack the main level and STR the basement. The layout makes perfect sense for this strategy as well as the ROI. Has anyone locally used this strategy? If so, what has your experience been with this? Side note, this will be my first STR so I know there is a lot to learn moving forward. Thanks in advance everyone!

    The combo worked fantastically for us too. Honestly, Airbnb house hacking is the best way to get your feet wet in Airbnb. We were able to cash flow ~$2-$3k while living out of an ADU.
