Hello community! I'm Alejandro and me and my wife are doing our research to start investing in the US. So far, we have shortlisted Columbus, Orlando, Indiana, Vegas and Rochester.

we live in Toronto and we really would like to connect with people like us who already started their journey to know about their experiences and insights of investing in the US!

    Hi Alejandro,

    Welcome to the community! If you do not have a US citizenship/green card, there are some complications investing especially financing so it's really important to do research. It would benefit a lot if you are able to obtain US credit, US LLC and US Bank Account. Best of luck!

    Hi Alejandro, I just had a new client (investor) from Toronto drive the short 8 hour drive to Indianapolis this weekend to do some research of the area with me.  I would be happy to connect the two of you and talk with you about my experiences with my other Canadian investors.

    I'm not a Canadian. But I live and work here in Orlando. I have helped Canadians purchase real estate here in the past. I also own some long-term rentals and a short-term rental. What questions can I help answer for you?

    Hey Alejandro, I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio. There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc). I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.     we are also Canadians investing in the us. We invest in toledo and Detroit were we have found the returns to be great. More then willing to share what we have learnt and why these  cities with anyone who wants to chat

    As a few have already mentioned, take a peak at Toledo also.

    In my opinion lower potential for long term appreciation but solid/"boring" cashflow.

    I prefer my portfolio to be "boring" but cashflowing lol

    Low entry points (Sub $100,000), high rents (Above the 1% rule).

    Blue collar working class decent folks that will stay and pay.

    Depending on the area but no derelict homes, yards well kept, cars with wheels and all tenants are employed.

    Plus, all are sophisticated enough to pay rent online so property management doesn't have to collect rents with bullet proof vests and shot guns lol

    I'm bias toward Toledo but it's worth considering.

    Lived in Columbus for 13 years, 600+ transactions, development experience, new builds, 40+ rehabs, DM me if you want to know about the market. 8+ years on the forums advertising and building relationships with investors in almost every state. I wouldn't talk to people who are investing far away  that's just my 2 cents. There are way better people to talk to that are based out of here and know the market like the back of their hand.

     Hey Alejandro, 

    I would suggest Ohio or Indiana. We are in both of those markets for fix and flips & buy and holds. Reach out if you are looking for more info. We also have a mixer for Canadians investing in the US on April 4th, 2024 come out and meet some like minded individuals.

    @Alejandro Martinez we have done loans for several Canadian clients that purchased in the US. They did not need a US visa, US income, or US credit. I would be happy to go over some of the requirements for getting a mortgage in the US as an international investor.

    If so I'd be happy to provide some insight on financing in the U.S. I work for a direct lender and we provide financing in Indianapolis along with 35 other states so I can guide you through the nuances across various states.     Fellow Canadian here, If you're a Canadian do not use an LLC, Rev Canada will not recognize it.You also don't need a green card or visa. Its actually not complicated at all. Speak to an accountant who works in both countries in order to establish the entity for you. As a Canadian i've had to navigate this along with finding the right market, property and financing. happy to introduce you to resources if you need.

     You guys are all over the map.. You should narrow down to 2-3 areas
