Austin is the fastest growing major metros in the US, again!

The Austin metro's population grew at the fastest rate among the major Texas metros from 2024 to 2025.
The Austin-Round Rock-San Marcos metro's population grew by 2.1% from July 1, 2024, to July 1, 2025, according to an American City Business Journals Analysis of U.S. Census Bureau estimates. The region had an estimated 2.62 million residents in 2025, up from about 2.57 million residents the year prior."

To add to your list, if population increases by 2.1% but housing supply increases by more than 2.1% then the supply is increasing faster than demand.
there is a reason Austin makes many of the lists for worse near term projected appreciation and it is not the wonderful city. It is things like heavy development, taxes, and insurance.
By the way for my primary market, I personally want a lack of population growth as the large population is one of the things I like least about San Diego.
