I own 27 rental units across the U.S. and Canada. Cash flow gets most of the attention, but I also want to know how much debt I’ve paid down and how my equity has changed. I am horrible at keeping track of receipts and I have two year ends. One in Canada one in the US. Which sucks because year en...

Finding a great tenant can feel a little like dating. Everyone is on their best behavior in the beginning. Then sometimes the red flags start appearing before you've even made it official… 🚩 Every previous landlord was “crazy.” 🚩 They want you to make an exception to just one little rule. 🚩 Then ...
How's it going everyone, I'm new to Bigger pockets and equally as new to investing. I'm looking for a long term rental primarily for cash flow (appreciation would be nice to). I've connected with a couple of real estate agents and lenders, some who manage properties as well. I guess my question i...

Somebody asked in another thread how you vet a contractor when reviews can be bought and references are hand-picked. It's the right question, and most of the answers to it come down to vibes. Here's the version built on records instead, specific to Memphis and Shelby County, because a record can'...
Hello everyone, My name is Austin Bosgraf and I am looking to buy a house hack property to live in while attending grad school next fall. My reason for posting today is to ask for some clarity on receiving a loan for said house hack. To give some background on my financial position I am coming ou...
Hi all, New to BP, few questions/asks. I've been diligenty studying wholesaling consistently for over four months now, and have an apt understanding of how it works. I'm tired of sitting in analysis paralysis, and I'm looking to make the next step, and close my first deal. Through my networking, ...
Hi everyone—I’m based in Western North Carolina and have spent about 20 years in construction. I own rental properties and am exploring land flipping as another way to build income. I’ve been learning about The Land Geek approach and would appreciate connecting with someone who has firsthand expe...
The hardest part of a 1031 exchange usually isn't the paperwork. That's your QI's job (the qualified intermediary, the company that holds your sale money) and your CPA's. The hard part is finding replacement property you actually want before your deadlines hit. In Louisville, small multifamily ju...
For a $1,600 per month 1 bedroom apartment, is it common to get first and last month rent plus one month security deposit before move in?
Spent a week in the Smokies, looking at properties, meeting with my team, visiting with merchants. Without exception, merchants say business has been down in 2026. The Pancake Pantry in Gatlinburg is the ultimate bellwether, because they are busy regardless. But not as much in 2026, and the waitr...
Looking for a title company in Cleveland Ohio that regularly closes wholesale assignments and double closes. If you've worked with one you'd recommend, please share: Do they close assignments without issue? Are they responsive and clear on fees? Do they work well with out-of-state or remote inves...

Is Memphis a good place to move for rental property investing? I am able to move anywhere in the US and am very flexible in location. I'm currently in Colorado Springs where a decent duplex is going for 600-700k and in Memphis I see them going for around 200, seems like my dollars would be a lot ...
It’s amazing the number of great deals on the market. We stay within 40 miles of our house and are in the retirement side of investing, so not a deal for us. My brother is planning to move back from Italy so he has started checking deals out. He asked me to look at a deal. Did a Quick Look. Didn’...
I need a little help. Finishing up a 30x120 storage building, has 6 20x30 bays with 10 foot roll up door and a walk trough door for each unit. There is no large storage units in my area but there is plenty of the smaller ones. The question is $450 too much per unit? in my area 10x10 $100 $1.00 sq...
Doing analysis to add another row of storage buildings to one of our existing locations. Haven't really looked at construction costs in 2 to 3 years. We want to add more to our product mix. So will do 12 wide versus 10 wide; 12 tall versus 10 tall; 30-foot depth versus 10/15/20ft, interior motion...
Hey everyone, first post here! I'm based in Austin, TX and just starting to look at out-of-state buy-and-hold rentals — single family and small multifamily, budget around $100-150K per property. Plan is to self-manage my first couple of properties before bringing in a PM once I scale up. Toledo k...
What a surprise... NOT! Got an email this morning that VRBO is forcing moving me from my preferred PPS to their PPB model. Guessing this could have been predicted given Airbnb's recent moves. Details are thin. I wonder how many hosts this affects and if this single "transparent" 12% commission in...
I have a vacant duplex in Cleveland, looking for recommendations for property management for section 8 rents.
This is my first time here or posting, so I'll get straight to the point. I am 22 years old, want to get into rental property, and am a senior in college majoring in economics. I am saving from my part-time job, putting it into my Hysa. I dont have any loans, which is great but i want to get into...
As I've been looking more into REI people have been bringing up points of little to no cashflow or even losing money, I know part of REI is also the equity you get out of it but if i wanted to pursue a more cashflow strategy is it still worth it?
My goal is to make enough passive income where I won't have to work a full time job and ideally not have to work a w-2 at all.
I work around 45-65 hours a week I just want to see if this is something I could do or will I have to open up time. I also want to know how flexible is scheduling and if there would be any scheduling problems with having a full-time job.
