Hello dear reader. First of all I want to thank you for reading these blog posts, and because you are using you valuable time to be here I want to provide you with the most relevant and actionable information possible.

Recap SECRET #1

Quickly, in the first part of this blog post we covered the secret formula to create a life changer marketing campaign.

  • WHO? (Who is my ideal audience? who do I want to target? which are the people I'm dying to work and doing business with?)
  • WHERE? (Where are they? What they do? Where they do it? What are the sites they visit? What blogs do they read? Where do they meet?)
  • BAIT! (What am I going to give them in exchange of their attention? What value can I provide them? What can I do for them for FREE or LOW cost so they can KNOW me, LIKE me and TRUST me.)
  • RESULTS (Once they know me, like me and trust me. What are the results I want to give them? What is the main benefit for them to work with me?)

Awesome! that being said let's move on to the real deal of this post.

WHAT IS THE VALUE LADDER?

If you hate too much technical bluff as much as I do, I'm going to tell you a story instead to explain it. Is that OK? Just follow me.

One morning in my life:

Dentist: Mario. Do you smoke?

Me: No, I don't smoke and I've never smoked before.

Dentist: Well, Do you drink coffee often?

Me: mmm, Yeah I do once in a while. Why?

Dentist: Well, I can see That your teeth are getting very yellow. Look! your real color should be this. But as you can notice, on this side your teeth are getting more yellow.

Me: I don't want that! it looks bad. Can that be fixed?

Dentist: Yes off course. If you want I can make some teeth-whitening trays for you. You will have to use them for a few weeks. If you follow the indications your teeth will be whiter in less than a month.

Me: Nice! OK. Let's do it. I don't want to have yellow teeth

Dentist: Very good! then.   Mario, did you use braces when you were kid?

Me: Yes. How can you tell?

Dentists: Well, as you can see! these teeth right here are shifting again and that usually happen when someone had braces.

Me: Oh, that's true. I noticed that some while ago but I though it was not a big deal.

Dentist: You are right! it's not, but if you want I can create some retainers to correct that before it's to late.

Me: Well, I don't want to use braces again. Please. Give me those retainers.

Alright! Back to the Post. That morning I went to the dentist office for a FREE TEETH CLEANING! 

I couldn't resist the offer! I needed it and it WAS for FREE!

So once the dentist got me in his door, he provided me with the VALUE he promised. And the guy did a GREAT job. He was funny, he was very Professional and I had the feeling that he cared about my health. I TRUSTED him.

Then he found more ways to give me more VALUE.

He noticed that my teeth were getting very yellow so he offered me help to fix that.

Off course I didn't want to smile everyone with yellow teeth so I took the offer.

Then the dentist noticed that my teeth were shifting again and he offered me some retainers to fix the problem before it was to late. 

Having braces is a pain in the BUTT so I said YESSS! give me those things. I don't want to use braces no more.

Long story short! I entered that office to get a FREE TEETH CLEANING which I did get. But I got out of that office with a whitening kit and retainers and $2000 dollars less in my pocket!

This Dentist applied to me the POWERFUL principle of THE VALUE LADDER!

You see! This is powerful if you apply it in your Real Estate Business.

Are you thinking... Whats my VALUE LADDER? Whats my VALUE LADDER?

 The VALUE LADDER of my dentist looks something like this:

And also the receptionist scheduled me for monthly check ups. Which is a monthly payment for the dentist.

As the title of this post indicates "The Only Real Estate Marketing Plan That Exist"

Well, it applies for every industry and everywhere no matter what changes. It doesn't matter if the world change again and again and again.

It doesn't matter if the media changes again (Printed, Radio, TV, Internet) if you stick to this principle you can always adapt to every change easily and fast!

Now! Let's apply it to REAL ESTATE.

Whats your value ladder?

Use the diagram above to help you identify your offers to your IDEAL CLIENTS.

First! 

What's your niche in REAL ESTATE?

Do you FLIP Properties? Well, You need to find Crap Houses.

Who owns those houses? Probably motivated sellers that inherited a property that they couldn't maintain and the house was deteriorating little by little until the point of no return.

Probably that ugly house is a pain in the butt of someone and YOU as a professional REAL ESTATE investor, just like my Dentist did. You have to find the Value you can provide to these homeowners, which is the biggest benefit you will provide? What is the greatest relief you are going to provide them?

What can you offer those homeowners for FREE?

Is a competitive Market so you have to be willing to Provide as much value as you can.

Probably you could guide them, inform them, give them advice and be always nice.

The main goal here is getting them to KNOW YOU, LIKE YOU and TRUST YOU first by offering the BAIT! Remember?

Then What is the next step? whats the next Value you can provide for them? Maybe closing fast and that they don't have to pay for it.

You know your business , I know you have plenty of ideas.

Well, Once the house is fixed, you have to do something with it right?

Do you want to sell it for a profit?

Same process!  just like my dentist. FREE BAIT! more VALUE, the more VALUE, and the BOOM! SELL it.

You know what I've noticed here in my hometown?  that every time someone want to rent a home. They charge $50 per person that will live in the house only to have access to apply and see the house.

I personally don't know much about that process but if there's a way to avoid charging $50 bucks per applicant and doing it for FREE as a bait. Guess who will have more chances to sell? YOU!

As I mentioned in other of my blogs, you can actually build a FUNNEL to Sell the house you just FLIPPED or to RENT it. Or WHOLESALE it.

HECK you can do what ever you want with this Strategy. You have endless options.

  • It works for Renting a home / apartments/ whatever
  • For selling
  • To get more flipping deals (LOL  "flipping deals")
  • To get more wholesaling deals
  • To assign wholesaling deals to your buyers list
  • Heck to build your BUYERS LIST
  • Yes! that, what you are thinking right now too.
  • Yes, you can use it for that too.

Use the diagram and plug your offers in to it.

The more you move your Ideal client up the VALUE LADDER the most Benefit you can provide them and the more money you make.

WHY IS THE VALUE LADDER IMPORTANT? 

This principle is the key to building your marketing FUNNELS and mastering everything else I'm going to be sharing with you in the next blog posts.

This system doesn't work if you have only one thing. you have to fill the ladder as much as you can. The only limit to the LADDER is our imagination. There is always something more to offer. There's always more value to provide.

The more value in the ladder the more money you can make and less resistance from your clients because the already have trusted in you.

Some times  the problem is not lack of clients or visits to your website. Sometimes is lack of VALUE LADDER. It doesn't matter how many people know you, if the only thing you offer is one simple thing. They just come and go and you never know about them anymore.

If you take the time to build your LADDER, I promise you that it will be easier for them to climb.

If there's no LADDER there is no business. And if you want to beat your competition you have to have this LADDER in place.
